Through the first five months of 2026, the Big Island real estate market is telling a clear story: prices are easing and buyers have more room than they have had in years.
The year-to-date median home price is $556,900 — down about 4% from the same period last year. Condos are at $634,000 YTD, off about 7%. Neither of those is a crash — it is a healthy correction after years of sharp appreciation, and it means buyers coming in today are starting from a better position than buyers a year ago.
Land is the surprise. The YTD median is $60,000 — up nearly 28% from $47,000 in the same period last year. Fewer parcels are selling (616 YTD vs 782), but the ones that are selling are going for more. If you have been watching land on the Big Island, that is worth paying attention to.
Overall transaction volume is down about 11% year-to-date, which means less competition and more time to make good decisions. But total dollar volume is actually up slightly — buyers are still spending, just being more selective.
